Why is spring the optimum time to list your home? Regardless of the type of market (seller’s or buyer’s), more buyers will be actively searching for a home to buy in the spring and early summer months than in the fall or winter.
There are additional advantages to listing your home for sale during the spring:
1. With the warmer weather buyers are more apt to be out looking for homes, casual buyers and serious buyers alike. Perhaps checking out open houses or driving through neighborhoods picking up “for sale” flyers.
2. The school year is almost finished and families with children will most likely want to move either right before or after the school year, during the summer, so as not to disrupt their children’s schooling.
3. It is easier to take advantage of the comfortable weather and add to curb appeal of your home. Who wants to look at “dead” trees and bushes anyway? Take advantage of the spring weather and add potted tulips and daffodils for extra color.
4. Even though the rental market has been strong, those who initially leased when either relocating or while waiting for their home to sell, will be anxious to buy as soon as their current lease ends.
If there is one disadvantage to selling your home during the spring it is that many other homeowners will have the same idea. Fortunately, current inventory is low and there are many more buyers out there waiting for your home to come on the market!
So how can you take full advantage of this great time to sell your home? Well make sure the house is as clean as possible inside and out. During the winter buyers may understand things looking a bit drab. Not during the spring and summer. Also, make your front yard look exceptional. Good first impressions are always a plus! Planting flowers and having a mowed lawn can do wonders for attracting buyers to your home. One additional tip: Make sure your air conditioning is working as well. During very hot days having uncomfortably hot buyers could be a huge turn off.
